Homeowner Associations

We assist board members in the smooth operation of your association while reducing the burden on the members. We offer three different levels of service: Full Management, Financial Management or we can custom tailor our services to meet your associations' unique requirements. We create working relationships with everyone involved for the successful operation of your investment. We are available 24-hrs a day.

Full Management

  1. 1. Establish and maintain Association checking/reserve account.
  2. 2. Prepare and distribute to the Board of Directors a monthly Cash Flow statement.
  3. 3. Distribute the Annual Financial Report.
  4. 4. Assist Board of Directors in enforcing the Project Documents.
  5. 5. Work with Treasurer for tax compilation and filing.
  6. 6. Monitor maintenance and repairs of common areas; will conduct routine inspections (4 times per month).
  7. 7. Execute contracts for maintenance and operation of common areas.
  8. 8. Prepare Associations Annual Budget.
  9. 9. Prepare and mail monthly billing statements, special assessments and delinquency notices to owners.
  10. 10. Collect monthly assessments and deposit into Association bank account.
  11. 11. Collect delinquent assessments in accordance with CC&R's and By-Laws.
  12. 12. Pay all bills authorized by board of directors.
  13. 13. Maintain current roster of Association members.
  14. 14. Maintain all Association records and handle all Board correspondence.
  15. 15. Attend regular Board meetings and the Annual Committee Meetings.
  16. 16. Prepare and mail any necessary materials (i.e., notices, proxies, ballots, agendas, reports, etc.).
  17. 17. Respond to inquiries from escrow and mortgage companies; record changes of ownership.
  18. 18. Act as insurance Liaison between the Board and Insurance Brokers and/or Agents.

Financial Management

  1. 1. Maintain current roster of Association members.
  2. 2. Maintain all Association records.
  3. 3. Respond to inquiries from escrow and mortgage companies; record changes of ownership.
  4. 4. Prepare and mail monthly billing statements, special assessments and delinquency notices to owners.
